GDC Receives Approval on 540 Unit Multifamily Development in Papillion, NE

Graham Development Company Takes Aim of Werner Park in 2016

HOUSTON, Texas – June 2, 2016 – Graham Development Company (GDC) is moving forward with a planned 540 unit two-phased multifamily development across from the Werner Park Stadium in Papillion, Nebraska to open in late 2017.  The site has excellent access to schools, shopping recreation and natural beauty.  The apartment units will feature plush home-style amenities such as walk-in closets, nine-foot ceilings, granite counter tops and stainless steel appliances.  The units will also feature large decks looking out over the natural reserve or clubhouse and pool, inclusive of a custom designed indoor/outdoor entertainment space.

The Venue community will be the third major development in the Schewe Farms subdivision, which currently holds the KC Royals AAA Stadium and attracts 3,000-5,000 people per game. Of late the stadium has started hosting community events such as the Great Nebraska Beef Fest, with more to come.  The fourth and final phase of the Schewe Farms subdivision will be a 60-acre mixed-use entertainment district along the 370 corridor. With strong demographics, as evidenced by Costco’s site selection just 1.5 miles north, this will no doubt be a fantastic site for retailers.

“When we first looked at the site, we thought it was a bit premature, but after attending a game at the new stadium, walking around Prairie Queen Lake and watching North Shore sell out in one year, we decided that the timing was just right, said Corbin Graham, principal at GDC. “We are going to build a community centric project that really caters to the suburban lifestyle and highlighting the natural beauty of the nearby creek and trees.  It’s a project I would live in.”

According to the Papillion Times, Sarpy County remains the fastest-growing county in the state, with Papillion as the county seat and posting the largest sales tax revenue in the county by over 50%.  Employment growth in the area is strong as companies such as Paypal, Securities America and Fidelity have expanded their presence, and following them Costco started construction on it’s second site in the Omaha Metro.

The 370 corridor has attracted the attention of Omaha stalwarts such as BHI Development who is leading the effort with over 1,200 single family lots and a variety of mixed use around three brand new schools – all walking distance from The Venue at Werner Park. Noddle Co. is developing an auto center and distribution center at the just two miles west at the I-80 intersection. Lockwood Development is working with the Metro Community College (MCC) as an anchor tenant for a larger retail project on the south side of 370. MCC is developing a technical training program aimed at providing workforce, potentially for an expansion to the Fidelity site.

Based on all the new development in the neighboring communities and corporate growth in Papillion and Omaha, it is expected the new apartments at The Venue will be leased out in record time once the leasing office is open.
